This 24,000 SF project included both a new building and a Central Utility Plant with four new 1,500-ton Trane chillers, a new 800 HP Superior boiler, a relocated 500 HP Superior boiler, and three new 1,250 CFM Ingersoll Rand air compressors. Condenser water is provided by eight new Marley cooling tower cells located outside of the new utility building. New substation providing 15,000 kVA of service entrance power, with new 4160V and 480V switchgear powering the utility equipment. A new 600 LF pipe bridge distributes utilities to two other buildings on the campus.

The Facility was designed with N+1 capacity and allows for future expansion as utilities demand increases on the site. The Yonkers / HIPP team identified over $3MM in value engineering opportunities during the design phase of the project. Construction was completed on time and within budget. Utility services were successfully transitioned from the existing equipment to the new Central Utilities Building equipment over a 5-day rolling utility outage.
